I’m Interested in Buying – Now What?

Thank you for your interest in Smart Land Deal offerings.  We go to great lengths to make this process as easy as possible.  Please follow these simple steps on how to buy from Smart Land Deals.

Found a property – Time to do your homework

After you’ve found your land that meets your needs and budget it’s very important to do your homework. Does the property meet your end goals? Call the county and ask questions. Research and inspect the property. All Smart Land Deals are sold “As-Is, Where-Is”.

PURCHASING OPTIONS

We only sell our own properties, therefore the closing process is fairly quick and easy.  There is no agent or middle man.  Each of our listed properties are either offered as CASH terms or SELLER FINANCE terms.  The BUY NOW option will be pre-set for the terms offered on the property you are interested in purchasing.

To Purchase at Discounted CASH PRICE properties under $5,000 –

  1. Properties under $5,000. Click the “BUY NOW” button to pay.  The system will prompt you through the checkout process on the website.
  2. Smart Land Deals will contact you within 24 hours to discuss next steps of closing process.
  3. Once payment has been received we will send you a notarized deed along with easy instructions on how to record your deed with the county. Your deed will arrive to you within one week.
  4. Once you record the deed with the county, the land is yours to enjoy!

To Purchase at Discounted CASH PRICE properties over $5,000 –

  1. Properties over $5,000.  Please use the inquiry form associated with the property to begin communication and discuss closing process options.
  2. Smart Land Deals will contact you within 24 hours to discuss whether you would like to close through a title/escrow company. If you elect to close through title/escrow you will be responsible for paying all title/escrow costs, as our prices are already deeply discounted
  3. If you close the deal directly with us, we will ask that you send the payment to us via wire or cashiers check. Once payment has been received we will send you a notarized deed along with easy instructions on how to record your deed with the county. Your deed will arrive to you within one week.
  4. Once you record the deed with the county, the land is yours to enjoy!

To Purchase at INSTALLMENT PRICE click “BUY NOW” button

  1. Select the “Installment Price” option and go through the checkout process on the website to make the one time down payment. (No Credit Checks Required)
  2. We will email you the land contract for you to review, sign, get notarized and return to us.
  3. Once we receive the notarized land contract from you, we will sign and notarize it and send you a copy for your records.
  4. We will then set you up in our payment system to receive monthly invoices via email where you can pay the monthly payments via credit or check card.
  5. When you have completed all monthly payments and property has been paid in full we will send you your deed along with easy instructions on how to record it with the county.
